The short answer

Most Florida transaction software is written for brokerages and associations. It focuses on forms libraries and office compliance. RealTour Flow is written for the individual agent. It shows every active file, loads the dates from your contract, and shows where the buyer's loan stands. If your brokerage requires its own system, keep it for the compliance file. Use RealTour Flow to run the deal.

What a Florida file needs to track

  • Inspection period. Florida contracts often use AS-IS language with a set inspection window. The window is one of the dates you cannot miss.
  • Appraisal gap. Many Florida deals add an appraisal gap rider, known as Rider F. The appraisal result changes what the buyer must bring, so it belongs on the file with a date.
  • Condo and association paperwork. Since the Limited Review ended on August 3, 2026, the HOA questionnaire is a day-one item on condo deals.
  • Earnest money, financing and closing dates. These come from your contract and what you negotiate. They vary by contract.
  • The lender's stages. Appraisal, underwriting, clear to close and funding all move the closing date.
  • Records. Florida licensees keep transaction records for five years. Confirm the current rule with your broker.

Dates come from your own contract

Florida contracts differ by form, by rider and by negotiation. A tool that assumes 15 days for inspection or 30 days for financing will be wrong on some of your files.

RealTour Flow does not assume. You enter the effective date and the dates written in your contract. auto-calculated tasks and deadlines build from those dates. When a date moves, every date after it moves with it. Read more about contingency deadlines and why one missed date can cost a deal.

How it works for a Florida deal

  1. Add the deal. Enter the contract dates and riders from your Florida contract.
  2. Let the tasks build. The deal pipeline shows every file at its current stage, and each file carries its own task list.
  3. Watch the lender. Live loan milestones track the loan against your financing deadline, so a stalled underwriter shows up days early.
  4. Keep the client calm. The client portal answers the status question so you do not have to.

Built for Florida markets

Agents in Jacksonville, Tampa, Orlando, Miami, Naples and the Panhandle close on similar steps and different clocks. A Jacksonville single family file and a Gulf Coast condo file can sit side by side in one pipeline, each with its own dates and paperwork.

Pricing: $75 per closing

RealTour Flow costs $75 per closing, charged only when a deal closes. There are no seats and no annual contract. A slow month costs you nothing.

A lender that shares its status

Live loan milestones work with a participating lender. Mountain Mortgage is licensed in Florida and shares loan status with agents. Buyers who finance with Mountain Mortgage may receive a lender credit toward closing. The Mountain Mortgage perk is never required, and RealTour Flow works with any lender.
