The loan is the part of the timeline nobody watches

Financing kills more deals than inspections do. It is also the only stretch of the contract where the agent has no visibility at all.

Your transaction software knows the appraisal was ordered because you typed that in after somebody told you. It does not know the appraisal came back low. It does not know underwriting has been sitting on a condition for six days. By the time that reaches you, the contingency date is close enough that your only remaining move is an extension request from a position of weakness.

What gets tracked

Nine stages, carried on the deal itself:

Each stage carries a date. Each one is measured against your financing contingency, not against a generic timeline.

Stalls surface as deadline risk, not as silence

A stage that has not moved is information.

Conditional approval on day nine with a contingency on day seventeen is normal. Conditional approval on day nine with nothing cleared by day fourteen is a problem, and RealTourFlow flags it as one. The same engine that runs auto-calculated tasks and deadlines treats a stuck loan stage the way it treats an unsigned disclosure. It is a date at risk, and it tells you while there is still room to act.

That is the difference between asking for an extension on day sixteen and solving it on day eleven.

Your client stops asking you

The stage that matters is the one your buyer sees in the client portal. Not the raw underwriting notes, just the plain version. Appraisal received. In underwriting. Clear to close.

Most of the "any update?" texts are not really about the update. They are about not knowing whether anyone is watching. When the buyer can see the file move, the texts stop on their own.

The honest limitation

This is only as live as your lender is willing to be.

Some lenders push milestone updates. Some will let you or your coordinator update stages from what they send you. Some will do neither, and with those you are back to a manual stage that at least sits in the right place with the right deadline attached to it.

Using a participating lender is never required to use RealTourFlow, and no part of your access or any founding-agent benefit depends on it. Your buyer picks the lender. That is not our call and it should not be.

Where it sits

Loan stages live on the deal in your deal pipeline, next to the tasks, the deadlines, and the documents. It is one view of the transaction, not a separate loan tracker you would have to remember to open. Signature status from e-sign and disclosure tracking sits in the same place for the same reason.

  • Does this connect directly to my lender?

    With participating lenders, yes, milestones update automatically. With every other lender, the stages are updated manually by you or your coordinator, and they still carry the deadline logic and the client-facing view. You choose per deal.

  • Do I have to use a specific lender?

    No. Never. RealTourFlow works with any lender on any deal, and nothing about your account, your pricing, or any founding-agent benefit depends on which lender your client uses.

  • What does my buyer see?

    A plain-language stage in the client portal. Appraisal received, in underwriting, clear to close. They do not see underwriting conditions, internal notes, or anything financial about the file beyond where it stands.

  • How is this different from the milestone tracking in other transaction software?

    Other tools record the milestone after you tell them about it. This one is built around the lender's stages and measures them against your financing contingency, so a stall shows up as a deadline at risk rather than as a blank field.

  • What happens when a stage stops moving?

    You get an alert tied to the financing contingency, sized to how much room is left. Days ahead, not the morning of.
